Talk to a mortgage broker BEFORE you assume the answer. They can tell you in 20 minutes what programs you qualify for. CalHFA, FHA, and first-time buyer programs (you can sometimes re-qualify as a first-time buyer after divorce even if you owned before) opened doors I didn't know existed.
HUD-approved housing counselors (free) are listed at hud.gov/findacounselor. They walk you through what programs you qualify for and clean up credit-report items that can be removed.
