Quitclaim deed — is it really that simple

Title needs to transfer to me per the divorce. Title officer said 'just do a quitclaim.' Does that actually work or is it a setup?

Quitclaim is fine for a divorce property transfer, but it doesn't release you from the mortgage. If the loan stays joint, his late payments will still hurt your credit. Make sure the deed AND refinance happen together.
